First Time Buyer

Buying your first home, and not sure where to start. We work out what you could borrow, what deposit you need, and which lenders are likely to say yes to you.
We handle the paperwork with the lender and keep you posted, so your first mortgage is not also your first full-time job.
Remortgage
A remortgage means moving your mortgage to a new deal, usually to pay less each month. When your current deal ends you are moved onto the lender’s standard rate, which is normally their most expensive one.
We look at what you are on now, compare it with what is available, and tell you plainly whether moving is worth it. Sometimes it is not, and we will say so.
Home Mover
Selling one home and buying another at the same time. There is a mortgage to sort out, a sale to line up with a purchase, and a lot of dates that have to match.
We can often take your current deal with you, or find a better one. Either way we work out what the move actually costs before you commit to it.
Buy to Let
A buy to let mortgage is for a home you rent out rather than live in. Lenders judge it mostly on the rent the property would earn, not only on what you earn.
The deposit is usually larger than for a home you live in, and the tax treatment is different. We explain both before you go looking at properties.
Self-Employed & Contractor
If your income is not a monthly payslip — company director, sole trader, day-rate contractor — lenders count it in very different ways. One will use your salary and dividends, another your share of company profit, another your day rate.
That is why the same person gets three different answers from three banks. We know which lenders read your kind of income kindly, and what accounts they will want to see.
Insurance & Protection
Cover that pays out if you die, become seriously ill, or cannot work. A mortgage is a long commitment, and this is what stops it becoming your family’s problem.
We work out what you would actually need, not the largest policy we could sell you, and we tell you what each one does and does not pay for.
